Houses of the P44 and P3 series, as well as their later modifications, make up a large share of residential development in Moscow and the Moscow region. Each of these series has its own characteristics, disadvantages and advantages.
Both series were developed in the late 70s, and the first facilities were put into operation by the 1980 Olympics. They provided 10-meter kitchens, halls in three-room apartments, freight elevators and a place for a concierge (possibility of installing separate room) - all this in the late 1970s was a huge rarity and a colossal advantage.
Subsequently, shortcomings in the designs of houses of these series were revealed. As a rule, they do not greatly affect the basic operational characteristics of the facility, but require attention, a separate approach and timely elimination.
The “weak” points of the buildings of both series include:
- - if the interpanel seams are sealed incorrectly or untimely, atmospheric moisture may enter the interior spaces, the occurrence of mold and destruction of interior decoration.
- - can be a place of accumulation of rain or melt water; in case of insufficient waterproofing and lack of slope of the balcony surface in the direction “from” the facade wall, leaks are possible both onto the upper residential balcony and into the building.
- located along the perimeter of the roof (houses of the P3 series and their later modifications) - their insufficient waterproofing leads to atmospheric moisture entering the body wall panels, the spread of moisture inside technological cavities.
- External finishing of facade panels(houses of the P3 series and their later modifications) - the panels may become covered with shrinkage cracks, cracking and peeling of paint are possible. To maintain the facade in satisfactory condition, periodic cosmetic repairs of the facade are necessary. Sealing cracks on the surface façade walls must be performed exclusively facade materials, the use of facade sealants for these purposes is unacceptable, this will lead to a violation of the vapor permeability of the panels and to further destruction.

In terms of its parameters and layout, it resembles the two-room P-44T line of panel houses. But it has its own pros and cons in the layout. First I would like to say a few words about the house. The P-3M series was developed on the basis of the previous P-3 panel house series. Unlike the first version, the P-3M series has increased thermal insulation and external three-layer hanging panels. The construction of a standard series of panel house P-3M dates back to 1996 and is still being built. Construction is underway in Moscow and the Moscow region. The kitchen is quite spacious, size 9.1 sq. the meter is felt. There is no exit to the balcony from the kitchen, which is a pity.
If you remove the door in the kitchen and make an opening up to the ceiling, narrow corridor won't seem so small.

The bathroom with toilet is no different from other standard series of houses. Everything fits according to the standard.

This type of apartment is often rented out, so they only do redecorating. Demolition of walls is not always relevant, because you can create a comfortable and functional space thanks to the correct arrangement of furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving the walls, doorways or plumbers who require prior approval.
Option No. 1: apartment for a middle-aged couple without children
Task: In this layout, I wanted to take into account such nuances as storing things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a relaxation room combined with an office, in which you can welcome guests and engage in hobbies.
Solution: At the entrance to the apartment, on the left side, there is a cabinet for shoes and a quick hanger. On the right side, along the wall there is a long wardrobe for storing outerwear. Since the hallway is narrow and a passageway, the mirror in full height more convenient to install in the most front door.
In the space between load-bearing wall and it would be practical to equip a pantry cabinet with a bathroom. In this case, a married couple without children lives in the apartment, so instead of a bathtub, you can install a shower and a washbasin with two sinks.
The kitchen has enough space to accommodate full set household appliances (Dishwasher, hob, built-in oven, microwave and refrigerator). On the wall behind which there is a ventilation duct, we install a TV, and under it we make narrow wardrobe under a single tabletop. We are setting up a living room in the room opposite the front door. On the right side there is a closet for additional storage, behind the door you can put an ironing board, and opposite the sofa there is a TV wall. We place a desktop under the window, and on the sides of it are shelves for documents and books. Thus, the room becomes multifunctional.
In the largest room we have a bedroom. At the entrance there is a corner wardrobe; we place a full-length mirror to the left of it so that the door is not reflected. We install the double bed in such a way that when lying on it, you don’t have to look towards the hallway. We install a TV on the opposite wall, to the left of it is a small chair where you can fold a blanket. Instead of bedside tables We put on one side a low chest of drawers with a reading lamp, and on the other side, closer to the window, a dressing table.
Advantages of the layout: all rooms are isolated, furniture is ergonomically arranged, spacious bedroom, multifunctional living room (reception, office, additional sleeping area), ample storage space. Washbasin with two sinks in the bathroom.
Minus: no bath.
Option number 2: apartment for a young couple with a child who is in primary school
Task: This option took into account the same issues of storage and convenient arrangement of furniture, but for a family of three.
Solution: in the hallway, by right side At the entrance to the apartment, there is a wardrobe and a chest of drawers with a mirror where hats and accessories can be stored. On the left side there is a quick hanger, under which there is a pouf for convenience. In the bathroom we install a regular bathtub and a standard washbasin with one sink. Next to the washing machine is a tall, narrow cabinet for bathroom accessories and towels.
Since in this case there is no living room, you can spend time with guests in the kitchen. For convenience, we set a small soft sofa under the window and rectangular table. The kitchen itself is almost straight in shape; it is adjacent to the ventilation duct at an angle so as not to reduce the space. In the room opposite the entrance to the apartment we make a full-fledged bedroom for parents with a double bed, on the opposite wall there is a chest of drawers with drawers, you can store bedding or underwear in it. There is a TV on top. Nearby there is a narrow high chest of drawers, the top cover of which is a mirror; it can be used instead of a dressing table.
We “give away” a large room for a children’s room. We divide the space into two zonal groups. Closer to the window is a training area where there is desk, on the opposite wall there is a shelf for books and textbooks. To the left of the front door there is a children's bed in a wooden frame with drawers at the bottom into which bed linen can be stored - thus the sleeping place becomes a sofa. Opposite is a shelf the same height as a bookcase, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a wardrobe with hinged doors, and next to it there is an armchair with an ottoman to make it more convenient for the child to change clothes.
Advantages of the layout: the child has his own personal space, where the furniture is functionally divided into groups according to purpose. Parents also have their own room, which has everything they need for relaxation. The apartment has enough space to store things despite the fact that there are more family members. The advantage is a full bath. Minus: no living room.
Option No. 3: apartment for a young couple without children living with their parents
Task This layout is to take into account in each room a sleeping area and a relaxation area in which you can spend time with other family members.
Solution: in the hallway, on the right side when entering the apartment, there is a wardrobe in which off-season items are stored, next to it there is a quick hanger, and under it there are shelves for shoes. In the bathroom we install a large corner bath and a single sink vanity. Against washing machine There is a tall cabinet for storing bathroom accessories and towels.

Closer to the door we place a double sofa, opposite it there is a bookcase with a TV stand. Zone groups are separated by a cornice with curtains that can be closed when guests or other family members come, for example, to watch TV together. Opposite the front door there is a full-length mirror, next to it along the entire wall there is a wardrobe.
In a smaller room there is a bedroom for the parents of one of the spouses of the young couple. It also has a double bed. Opposite it is a wall-wardrobe, in which there is a wardrobe with hinged doors and a chest of drawers, and on it there is a TV. Closer to the window on one side of the bed stands nightstand with a lamp, and on the other side - two armchairs and a coffee table.
Advantages of the layout: the presence of two double beds, personal space for each couple.
Minus: no living room.
Considered various options redevelopment using an opening in the wall, which was provided for technological needs. The kitchen, which in the initial version was supposed to remain isolated, as a result lost a partition, which allowed daylight to penetrate into the corridor and, reflected from the mirror, increase its illumination.
Living room
The passage from the hallway to the living room is through sliding doors with inserts from frosted glass. The main item in the living room is a large sofa, assembled from individual modules. He stands near the wall, decorated decorative plaster MagDecor. In order to emphasize its beauty, a cornice was placed around it, behind which the lighting was hidden. Opposite the sofa is a storage system into which a large aquarium is integrated - the owners of the apartment are keen on breeding fish.
Kitchen
The layout of the kitchen is very ergonomic: a work surface with a sink on top and a dishwasher under it - in the center of the wall, on the sides - two high columns for appliances and storage. Lower tier cabinets and speakers are in “golden cherry” color, the top one is white, glossy, which makes the kitchen lighter and visually larger.
Along the window is another work surface. It is quite wide, with a built-in hob and a hood that can be easily removed inside the table if there is no need to use it. The working surface ends with a bar counter, adjacent at an angle of 90 degrees. Four people can easily fit behind it. The floor of the kitchen area, as well as the apron on the wall above work surface lined with Italian tiles from the Base collection of the Fap Ceramiche factory.
Bedroom
The loggia adjacent to the parents' bedroom was insulated, and a place for reading and relaxation was organized there - a cozy armchair, a floor lamp and original shelves for books. In addition, a spacious dressing room appeared next to the bedroom - 3 sq. m. m.
The head of the bed is adjacent to a wall trimmed with wood - exactly the same as on the floor. Behind suspended ceiling The backlight is hidden. There are two tall mirrors on the adjacent wall, with sconces on top of each of them: this arrangement allows you to increase illumination and create the illusion of expanding space.
Children's
The design of a 3-room apartment includes a separate children's room with its own storage systems - a large wardrobe and a spacious chest of drawers. The crib for the child was made to order, as well as wooden frame above it - a light canopy was fixed on it and decorations were hung.
Lighting in play area is carried out by spots built into the ceiling, the center of the room is marked by the Skygarden pendant, designed by Marcel Wanders - very romantic and delicate, in the form of a hemisphere, with stucco molding inside. A large, long-pile carpet gives a child's room coziness and warmth.
Hallway
Large closet containing washing machine, refrigerator, as well as compartments designed for storing clothes, shoes, and household items, became the unifying element of the design of a 3-room apartment.
In entrance area An interesting shelving unit appeared, imitating a staircase to the second floor. In his open shelves You can place books, magazines, small decorative items, and larger ones, such as vases, can be placed directly on the steps. Bathroom
The bathroom decoration is strict and restrained, in two colors: ivory and dark brown. Wall and floor covering - italian tiles FAP Ceramiche Base. The toilet is wall-hung, with a false box equipped with lighting located above it. It is decorated with tiles from the same factory. The wall behind the washbasin is completely mirrored, which complicates the space and makes the bathroom visually larger.
The P3 series of houses belongs to the typical “Brezhnevka” type. Such buildings were built in the period from 1970-1998. They are common in Moscow and the Moscow region, and are not on the list of houses subject to demolition in the near future. Among the advantages of the series are: convenient layouts apartments, large loggias. Living quarters are located in separate corner sections.
Panel houses P3 series can have different number of storeys (4-17 floors) and footage, with a living space height of 264 cm. External wall structures were built from three-layer panels, internal partitions and ceilings - from reinforced concrete panels.
