These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the larger area apartments like the walls on upper floors darker. In my case, the area of ​​the apartment is 0.5 larger square meters from the area indicated in preliminary agreement buying and selling an apartment and this is more pleasant than getting a minus in the area of ​​​​an apartment located on one of the lower floors.

The area of ​​these apartments is almost the same - who likes which one more. This is a matter of taste and needs, but I liked the layout of the P-44T better. Why?

1. Location of the bathroom.

In P44-T the bathroom is located in the corridor near the hallway, and in 111 between two rooms. In the second option, in the rooms near the bathroom you will always hear the noise of water, doors opening and closing, which will disturb the silence in these rooms.

2. Kitchen.

In P44-t and 111-M the kitchens have similar areas, but in the first version the kitchen has a bay window. Thanks to the bay window, there will always be light in the kitchen, and the kitchen will have a more beautiful appearance.

3. Corridor.

In P-44t the corridor is wider and shorter, which will allow you to install a good closet for out-of-season clothes and other things, but in 111 the corridor is narrow and long, which does not allow you to use its area to your advantage.

What I liked about P-44T is that the rooms are wider, which allows for more efficient use of their space, while in 111-M the rooms are quite narrow, which does not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more “maneuvers” in choosing the purposes of each of the three rooms.

5. Balconies

The P-44T has two fairly spacious balconies, while the 111 has only one. It is worth noting that the cost per square meter of cold rooms is, as a rule, half lower than that of residential premises, which means that you pay half as much for balconies and at the same time get more square meters.

6. Ventilatorion boxes

The location of the ventilation ducts in both options is quite good, but note because in P-44t the box is located in the corridor and if the house is higher than 17 floors, then the plus turns into a minus, since a second box appears next to the first and the corridor opposite the bathroom becomes narrow^

The P-44T panel house consists of corner and row sections of four apartments, where a 1-room apartment has a living space size of 19m2, a kitchen of 7-9m2, combined bathrooms; 2-room apartment - 30-34 m2, kitchen - 8-13 m2, separate bathrooms; 3-room apartment - 44-54 m2, kitchen - 10-13m2, also separate bathroom. All rooms in the apartments of the P-44T series houses are isolated. All apartments have bay windows and spacious loggias. The internal walls are made of prefabricated reinforced concrete panels 16 cm and 18 cm thick. Three-layer external walls hanging panels with polystyrene foam insulation and a heat-reflecting metallized film inside the insulation, total thickness 30 cm; the façade side is lined with brick-like tiles, starting from the second floor. Partitions made of many materials: tongue-and-groove or foam concrete blocks, plasterboard sheets on a metal frame, gypsum concrete rolled panels, but most often gypsum concrete, they are all the same thickness - 8 cm. Floors - reinforced concrete slabs 14 cm thick.

Series of residential buildings P-44T has various disadvantages, such as a narrow room in two-room linear apartments (with windows on 1 side), the seams between the panels require additional greasing (otherwise it will be cold). The possibilities for redevelopment in a house of this type are very seriously limited. Almost all walls are load-bearing. However, the following possibilities for permissible redevelopment without detrimental effects on supporting structures remain:

• In three-room apartments the partition between big room and the corridor is non-structural.
• The plumbing block is made of gypsum and can be dismantled and/or modified.
• In houses built after 2007, a special niche is provided in the load-bearing panels between the kitchen and the room in some apartments for carrying out doorway(“wafer”), which can be dismantled.

Nevertheless, this series also has a number of advantages: bay windows, copper electrical wiring, natural exhaust ventilation, hot water supply with a top spill were added to the layout, the appearance acquired a special color - red with sand, bay windows and loggias were painted white. For living in houses of the P-44T series, an attic floor is available. A modern security system has appeared that responds to the opening of office premises, flooding or the threat of a fire.

Each entrance has one passenger and one freight-passenger elevator, and in 20-25-storey sections (entrances) - 2 freight-passenger elevators and a passenger elevator. The number of entrances is from 1 to 8. The stairs are smoke-free, there is no fire balcony. The garbage chute is located on the stairs, with a loading valve on the landing.

The service life of the P-44T series house is about 100 years, so you shouldn’t hope for demolition in the near future.

One of the most popular housing projects on the market of new buildings in the capital and in the Moscow region has become the P-44T series. Houses of this type were actively built both in new areas (Lyublino, Severnoe Butovo, Novokosino, Maryinsky Park), and in places where dilapidated housing stock was demolished in areas of old buildings (Medvedkovo, Lefortovo, Shchukino, Yuzhnoye Chertanovo, etc.). In total, about six hundred houses of this series were built in Moscow, and about two hundred in the Moscow region.

Houses P-44T compare favorably with the buildings of the basic version P-44 (built before 1999) by glazing loggias, the presence of half-bay windows and bay windows, improved thermal insulation of external panels and an improved water supply system, placement vent in the hall.

In general, the houses of this series are considered a very successful engineering and architectural project, they answer international standards in terms of fire safety and capital (class 1), and therefore continue to be actively built at the present time. The structural strength of the houses is also evidenced by the fact that the developer indicates “100 years” as the estimated lifespan of the house. The combination of the relatively low cost of square meters and a fairly high level of comfort, as well as the high speed of construction of apartments in the P-44T series, is attractive.

Exterior decoration and design features of the series

The P-44T series of multi-section houses can be easily recognized by the aesthetic “brick” façade finishing, which enhances the appearance concrete structure. Exterior decoration houses are usually done in dark orange or light sand tones, and the decoration of the lower floors, bay windows and half-bay windows is in gray and white colors.

The undeniable advantages of high-rise buildings of the P-44T series are: high level sound insulation of external panels, presence of individual regulators for heating devices, modern fire protection systems, devices for warning about fires, floods, responding to the opening of technical floor doors, basements, electrical panels, elevator shafts). Due to the fact that concrete panels have the most even surfaces in comparison with panels in other high-rise buildings, construction costs are significantly reduced. interior decoration apartments

However, some reviews indicate that in new houses, during shrinkage, cracks form at the joints of panels and sometimes depressurization of the “seams” occurs. Therefore, when buying an apartment, you need to pay attention to the quality of the installation of panels.

Features of apartment layouts

As in most modern new buildings, rooms in P-44T houses are isolated. In addition, in some houses built under this project, apartments are located on attic floor, attractive to many potential real estate buyers.

The pitch of the transverse walls has been increased to 4.2 m, and the thickness interior walls- 14 cm and 18 cm, provides good sound insulation between rooms. Apartments have separate bathrooms(except for combined bathrooms in one-room apartments). Apartments with ready-made municipal finishing are available for purchase.

The disadvantage of the P-44T, like other panel houses, remains the presence large number load-bearing walls inside apartments, which does not allow redevelopment at the request of homeowners. It is strictly forbidden to cut window sill blocks or make openings in load-bearing walls in houses of this series.
