40 kilometers from Minsk Among the two-three-story cottages there is a tiny house. This home has an area of only 16 square meters lives a family of three. They claim that their home is quite comfortable and there is enough space for everything they need.

It all started when the Oskirko family acquired land plot for the construction of a residential building. While its construction was underway, all three lived in Minsk in a rented apartment. Renting a home cost them $350, and to get to the construction site outside the city, they had to spend another $150 a month on gasoline. After some time, the head of the family, Victor, came up with the idea of building a small dwelling while the main house was being built.

The micro-house project was found on the Internet. Its dimensions were 4 x 4 meters. The ceiling height of 3.8 meters made it possible to create a four-tier layout. The main space is occupied by the living room, a kitchen is equipped a little higher, there is a place for sleeping under the very ceiling, and a utility space at the very bottom.

The residential structure stands on columnar foundation. Victor took the boards for the frame from leftover wood from the construction site of the main house. The owner bought only glass for the windows, but wooden frames did it myself.

The owner purchased the laminate from a confiscated store. It cost 70 percent less than on the market. They brought their own kitchen from rented apartment. According to Victor Oskirko, the entire house including a sofa, air conditioning and other furniture cost him $4,600.

Due to effective insulation The family uses only air conditioning to heat their house. Another electrical appliance in the house is an induction hob, refrigerator, kettle, computer and hood. Essentially, from utilities Oskirko receives bills only for electricity. In case of a power outage, the house has a gas cylinder and a heater.

The layout of the micro-house itself is done very competently. Each zone is a separate level. There is a boiler under the kitchen and washing machine, and there is also a place to store small items needed in the household. In the bathroom the toilet is combined with a shower. Water after washing goes into a hole in the floor. Access fresh air carried out at the expense of ventilation ducts in the bathroom and kitchen.

I have a dream to build myself a private house within the city, even if it is not the center, but definitely in the city. I sometimes “wander” on the Internet and look at various projects. But how do you understand how much space is needed for a family? After all, you need to choose optimal sizes, no more, no less, but exactly as much as needed, so how to calculate? You know, there are a couple of calculation methods, today I will share them...

First you need to understand what kind of house you need, this includes the material of the walls, production technology and number of storeys, the presence of a garage, etc. And after that you need to calculate the area.

Everyone chooses the material for themselves; there may be stone or, depending on your taste, color and budget.

The number of storeys is mainly chosen based on the size of the plot - if the plot is large, you can build 1 floor, because you are practically unlimited in terms of land. If there is not enough space, consider 2 or even 3 floors, so the first floor can be made compact and duplicated upstairs. So we got to the square.

For 3 people

Family - two adults (father and mother) and a child. To begin with, I would like to note that we will build a modern house, I mean with all the “necessary” rooms. Ideal project, according to many designers, should have two floors. Here are the rooms there should be:

  • The hallway, any room begins with it. A good area for it is 5 square meters.
  • Boiler room, heating. Also 5 sq.m. is enough.
  • Kitchen. If it is alone, that is, not combined with anything, then 12 sq.m. is enough
  • The dining room is sometimes combined with the kitchen. Preferably – 12 sq.m.
  • Living room or hall. A comfortable room where you are not ashamed to invite friends, approximately 25 - 30 sq.m.
  • Bathroom (if there are two floors, there should be two), each 5 sq.m.
  • If three people live, there should be two rooms. That is, parents and child. Comfortable rooms – 15 sq.m.
  • An office for work is also desirable. 12 m is quite enough
  • Corridors, usually 10% of the total area. SO we have about 14 sq.m.
  • Garage. I would like to note that in some projects it is included in the area of the house - 25 sq.m.

Well, let's fill in the area.

5 + 5 + 12 + 12 + 30 + (5 X 2) + (15 X 2) + 12 + 14 + 25 = 155 sq.m.

The house really has the optimal area, which will allow you not to spend too much on heating, but also not to feel cramped. Moreover, I already included a garage for one car in our project, so we got out of the car and immediately went home, this is a big plus.

For 4 people

These are parents and two children. “Just finish one room and that’s it,” you say! This is not always the case. Here the optimal area may be slightly different. And that's why.

YES, you definitely need to add more space for one child, that is + 15 meters. However, for children, designers and psychologists recommend making one more common room, let's call it “playful” at an early age and entertaining at a later age. Children can meet their guests there, then friends can stay there overnight, etc. I think you understand. For such a room, 15 sq.m. is again desirable.

Thus, we add 30 meters to our area, common space– 155 + 30 = 185 sq.m .

This is the optimal area for 4 people.

Of course, many rich people make their rooms simply huge, 30 or more square meters. This is of course not prohibited, but the areas grow to 300 and 400 meters. But they need to be drowned! Remember this.

I’ll probably end here, I think my thoughts will help you.

The project is very small house for living, only 67 square meters, but it has everything for a comfortable stay of 3 people. The task was quite difficult, but interesting, they wanted to meet the million interior decoration. Therefore, we thought through every little detail, starting from the foundation and ending with the last nook in this house. As the foundation we chose USHP (insulated Swedish stove), in this case we get not only the foundation for the house, but also heating immediately, since underfloor heating pipes with this technology are laid directly into the foundation itself, here we save on work on laying out the heating in the house. The next choice was frame technology, a house using this technology can be built in a week, plus it is very cheap and one of the most warm species houses. We also took a very careful approach to the exterior decoration of the house, we wanted to make a stylish and inexpensive house, so we chose imitation timber, as a result the whole exterior finishing It cost us only 43 thousand. The next very important step was the layout, we needed to place two bedrooms, a living room, a kitchen, a bathroom and a vestibule in the house, plus quite a lot of storage space, this house has everything and does not feel cramped, although each room has spacious built-in wardrobes , as well as above the bedrooms, bathroom and vestibule there is a very large mezzanine, which the owners can use as additional storage space, guest bedrooms, or as their imagination dictates. The layout also took into account other points, such as electrical wiring, in order not to sew up all the walls inside the house, or not to make open wiring; all our electrical terminals are located along internal partitions, and we have them framed, so no will interfere with the wiring of sockets or switches, the exception is the master bedroom, where the headboard is replaced by a headboard made of an ordinary tongue-and-groove floorboard, behind which switches and sockets will be laid near the bed. The design of the premises was also approached with special attention; there are no expensive finishing materials, only the slabs covering the frame, perhaps we will replace them with lining or imitation timber, painted with paint or tinted varnish, plus batten and a few meters of inexpensive white tiles, a huge savings. As for the furniture, everything is also quite interesting, from the purchased points, in this house there are only chairs from IKEA and a sofa, we will order all the other furniture from the carpenter, so that the furniture will remain for the grandchildren. Special attention was paid to the lamps in the children's room; the legs are made of wood, but the lampshades are covered with a piece of a child's sweater. And our doors are from the wonderful young company DoorsBrothers, please love and favor.))
